Sol Housing is a 501(c)(3) nonprofit organization specializing in the planning, design, construction, and management of multi-family housing communities that people can afford. We are seeking a passionate and experienced Owner’s Representative/Construction Project Manager (CPM) to play a key role in our mission to create exceptional housing that promotes household stability and vibrant communities.
Summary of Responsibilities
The Owner’s Representative/CPM will oversee all phases of multifamily commercial construction from design development through the warranty period, endeavoring to ensure projects are completed on time, within budget, and to all required quality standards. The Owner’s Representative/CPM position requires someone with the desire to contribute to a growing team passionate about building sustainable, high-quality homes where residents can live with dignity and belonging.
Essential Duties and Responsibilities
- Contract Administration
o Engage in all contract negotiations in support of the Director of Housing Development to protect Sol’s interests and position.
o Manage architect, owner’s vendors, and contractor performance and adherence to their contractual obligations throughout the design and construction process.
o Assist, issue, and manage Requests for Proposals (RFPs) or Requests for Qualifications (RFQs) when soliciting for architects, contractors, vendors, and other consultants.
- Design Oversight
o Engage in all design meetings and communications to ensure the owner’s best interests are met by the architects, engineers, and other consultants.
o Assist and ensure that the owner (Sol Housing) provides accurate and timely feedback to the design team. Track and distribute all decisions made by the owner as a matter of documentation.
- Construction Oversight
o Advocate for the owner's interests throughout the construction process.
o Oversee all phases of construction, from pre-construction through the warranty period.
o Review and advise on construction cost estimates, applications for payment, and change orders.
o Review and advise shop drawings, submittals, RFIs, and design clarifications.
o Attend weekly construction meetings and perform on-site construction observations to maintain Sol’s housing standards and report on the progress of construction.
o Attend and monitor punch list inspections and oversee the timely correction of deficiencies.
o Attend and oversee substantial completion, final completion, and 11-month walk-through inspections. Monitor and advise on warranty corrections to ensure completion of the work.
o Prepare and submit quarterly construction reports to the Director of Housing Development.
- Project Management
o Oversee project design and construction schedules, including tracking progress against milestones.
o Assist in tracking and resolving design and construction conflicts and maintain effective communication with all parties.
o Oversee small capital improvement projects for existing Sol Housing properties.
- Other Duties
o Assist with the development of lessons learned and incorporate changes to drawings and specifications to improve future projects.
o Maintain accurate records and documentation throughout the design and construction process.
o Assist Sol teammates and property managers with understanding of building construction issues, warranty items and interpretation of construction documents.
o Stay current on building technologies, construction trends, and industry best practices.
Requirements
Knowledge Skills and Abilities
- Strong understanding of construction documents and industry standards/best practices.
- Excellent communication, interpersonal, and organizational skills.
- Ability to work independently and as part of a small team.
- Ability to work remotely from a home office and/or at a Sol property office.
- Ability to manage multiple projects simultaneously and track project progress, identify potential issues, and ensure adherence to timelines and budgets.
- Proficiency in Microsoft Office Suite (Word, Excel).
- Experience with LEED-H and other specific building technologies and sustainability practices preferred.
- Ability to read and interpret construction schedules preferred.
Preferred Qualifications
- Minimum 5 years of construction field work, supervision, management, or administration.
- Bachelor's degree or equivalent experience in Construction Management, Architecture, Engineering, or a related field.
- Desire to represent Owner concerns and interests during all phases of construction to achieve exceptional housing for future residents.
Physical Demands and Working Conditions
- The work schedule will generally be during normal business hours.
- Working conditions will generally be in an interior, climate-controlled environment, with regular external work exposed to varied weather; must be able to travel to job sites regularly.
- Ability to walk, stand, climb ladders and climb stairs for extended periods, lift and carry moderate weights, and work in various weather conditions.
