Description
The ESR Data Center team is responsible for the land acquisition, finance, fund management, design, construction, and asset management of ESR Group's data centres. We are a diverse team of real estate developers, engineering, construction, design, and finance professionals who drive the end-to-end delivery of data center capacity - from strategy and land acquisition through finance, design, construction, and final handover. Today, we are developing in Japan, South Korea, Hong Kong, India, Malaysia, Thailand and Australia. We pride ourselves in moving at speed while maintaining the highest standards of quality, sustainability, and safety in delivering the critical infrastructure that powers today's modern digital society.ESR is growing as a market leader in data center development across Asia Pacific, and we are looking for the right people to help us to develop the critical infrastructure that powers everything that society relies on today.
Requirements
(1) Project Management
• Prepare planning and development schedule.
• Prepare construction budget.
• Prepare bidding outline for prospective design firms, constructors and other parties concerned.
• Manage construction budget, building specification with ESR Data Center team and design firms, selected contactors.
• Hold periodic meetings with design firms, selected constructors, etc.
• Assist Data Center team for development and leasing via proposing and explaining building details from technical aspects.
• Improve building specification if necessary.
(2) Ground-Related
• Conduct technical due diligence on candidate lands.
• Prepare development schedule.
• Study disaster risks
• Liaise with regulatory authorities.
(3) Planning
• Check and adjust volume plan.
• Supervise design firms.
(4) Other Duties Including:
• Direct interface with construction general contractors during the bidding, award, execution, and project closeout phases.
• Conduct negotiations with general contractors and evaluate bids/proposals with detail and accuracy.
• Create construction project scope and request for proposals.
• Financial analysis of construction.
• Construction project management for specific initiatives aimed at increasing the resiliency of our data centers.
• Constructability reviews of electrical and mechanical designs associated with the construction of new data centers or optimization of existing data centers.
• Construction document management including submittal review, RFI's, change orders, and invoicing.
• Construction project quality control.
• Record and report key construction metrics to team members and management.
• Drive teams to perform troubleshooting and root-cause failure analysis associated with equipment failures.
• Be a leader within the group as well as within internal and external teams that support the data center.
• Perform effective cross-functional tasks for the construction management team
